Garage Door Perimeter Weatherstrip

With the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it.

In plain words

For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.

How the visit goes

Technician in safety glasses turning a small tool at a bracket where the curved metal track meets a door panel.
  1. Scene 1

    Probing the jambs and header

The strip is only as secure as the wood behind it, so the jambs are probed with an awl along their length and especially the lowest part, where slush and salt sit all winter. Soft, dark or crumbling wood is marked for repair. The header is checked for sag and for gaps opening between it and the top section. Where the jambs are clad in aluminum or vinyl, the technician looks for what the cladding hides and for where the seal can be fastened through to solid material. This step often adds a splice of new lumber or PVC trim to the job, and it is what makes the new seal stay put.

  2. Scene 2

Replacing the wood stop with a one-piece vinyl stop

When the old wood stop is cracked, rotten or buried in paint, it is replaced rather than covered. The one-piece stop, a rigid vinyl moulding with the flexible fin formed along one edge, is cut on a mitre saw to header and side lengths and fitted the same way, header first. It needs no paint, does not rot, and its fin and stop are one part, so the seal cannot peel away from the moulding. Corners are either mitred or the sides butted tight under the header with the fins overlapped. The result looks like fresh trim and works as a seal.

  3. Scene 3

    A continuous line of contact

The change is visible the moment the lights go off: no bright edge down either side, no glow along the top. From outside, the new stop or fin sits flush and matches the trim. When the door closes, the fin bends gently against it along its whole length and springs clear as it lifts, without a squeal or a drag. Snow that used to drift in along one side is largely kept out, and the garage stays quieter on a windy night. If a jamb was repaired, the fresh wood or PVC at the base is primed and painted so it reads as part of the frame rather than a patch.

What shapes the quoteArmour Heights Door Specialists

Corner detailing
Mitred corners on a one-piece stop, or fitting round an unusual trim profile, take more cutting and fitting than butted corners on a plain jamb.
Size of the door
A double door has a longer header and the same two sides as a single, so more material and a two-person lift for the top piece; taller openings take longer side lengths.
Jamb material
Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.

Asked and answered

What information helps when I book?

The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.

What colours does perimeter weatherstrip come in?

Standard ranges cover white, almond, brown, grey, black and a sandstone or clay tone, which between them match most trim, garage door and brickmould colours. The technician brings the colour that suits your trim once you describe it or send a photo. A one-piece vinyl stop is coloured through, so it does not show scratches, and a fin on a painted wood stop can be matched to the paint.

Why is there daylight on one side but not the other?

It can be either. Worn rollers, a track bracket that has shifted or a top section that bows can move the door face toward one jamb and away from the other, and a seal that is damaged, shrunk, the wrong size or set slightly off the door face shows the same way. The technician checks both the door's alignment and the seal itself, corrects what is out of true, then fits the new seal to a door that closes evenly.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 58 in 100 homes · older homes
  • About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.Where houses are older, the garage often sits beside the house rather than beneath a bedroom, so noise is a smaller concern and durability a larger one. Heavy-duty rollers, a properly sized torsion spring and cold-rated lubricant make an old door dependable for years.
  • Single-detached houses make up about 23% of homes in Toronto (2021 Census).Apartment and condo buildings often have a single heavy door protecting the whole parking level, and when it stops, everyone is affected. We prioritise these calls, carry commercial operator parts, and set up a maintenance interval matched to the number of cycles the door sees each day.
