Garage Door Manual Lock Repair

The T-shaped handle on the outside turns a full quarter, exactly as it has for twenty years, but nothing moves behind it. No clunk from the bars, no click at the tracks.

In plain words

Many lock complaints turn out to be door complaints. The bar on a slide lock or a T-handle has to land in a small slot, and it only gets there if the door stops exactly where it stopped when the lock was fitted. A floor that has heaved, a track bracket that has loosened, a bottom seal that has flattened, or ice under the door all shift that landing point. The visit begins with the door: closed by hand, checked for level and for how it meets the floor and the tracks. With the door where it belongs, the lock often needs only a small adjustment to its guides.

How the visit goes

Technician in safety glasses turning a small tool at a bracket where the curved metal track meets a door panel.
  1. Scene 1

Handle, spindle and the mechanism behind them

The outside handle is turned while the inside of the door is watched. On a healthy lock the spindle rotates the centre body, a cam pushes both bars outward and a spring pulls them back. When the handle turns but nothing follows, the fault is somewhere in that short chain: a spindle that has twisted or sheared, a set screw that has let the inside knob spin free, a cam that has worn round, or a spring that has snapped. The inside cover comes off to see which, and the body is checked for cracks or for pulling away from the door. The exact broken piece decides whether a small part or a complete mechanism is fitted.

  2. Scene 2

Rebuilding or replacing the centre mechanism

Inside the door, the cover comes off the centre lock body. A broken return spring is replaced and the cam checked for wear; where the cam has rounded off or the body has cracked, a complete mechanism of matching pattern is fitted so the existing handle and bars line up with it. The spindle is checked for twist and replaced with one of the correct length for the door's thickness, and the inside knob or turn handle is secured with a fresh set screw onto a flat. Everything is then operated from both sides with the door shut, adjusting the bar connections until a quarter turn throws both bars fully and releases them cleanly.

  3. Scene 3

A lock with a clean throw and a clear release

The finished lock feels definite. The slide bolt or handle moves with light effort, stops with a click as the bar seats in the track, and comes back just as readily. With the door shut and locked, a push from outside meets solid resistance at both sides rather than a wobble on one. Released, both bars sit back behind the track edge so the door rises with nothing to catch. The outside handle turns without rocking and the key goes in and out without a wiggle. Before leaving, the technician has you operate the lock yourself from inside and out, so the action is familiar and any stiffness is dealt with while the tools are still on the floor.

What shapes the quoteArmour Heights Door Specialists

Cylinder work and the number of keys
Rekeying, a new cylinder and each key cut are separate items. Keying the garage to match the house key adds a little pinning time and is listed on its own.
Corrosion and seized hardware
Screws rusted solid, a cylinder seized in its handle or bars welded into their guides take time to free or cut out, and corroded parts are replaced rather than reused.
Adjust, repair or replace
A guide reset or a cylinder rekey is a small job; a new mechanism or a complete handle set with bars is a larger one. The inspection settles which is needed before anything is quoted.

Asked and answered

Will new holes have to be cut in the track?

Rarely. The slots are already there on most tracks, and a bar that misses one is usually a sign the door or a guide has moved. Restoring the door's closed position and resetting the guide brings the bar back to the existing slot. A new slot is punched only when a lock is added to a door that never had one, or an old slot is badly damaged.

Why does my slide lock stop short of the hole in the track?

Because the door is not resting where it rested when the lock was fitted. A heaved or settled slab, a loosened track bracket, a flattened bottom seal, packed snow at the threshold or an opener limit set a little high all move the door a few millimetres, and a few millimetres is all it takes. The technician corrects the door's closed position or resets the guide so the bar finds its slot again.

Can a manual lock be added to a door that never had one?

Yes. An inside slide bolt is the simplest addition: it fixes to the door's edge stile and a slot is punched in the track to receive it. A keyed T-handle can also be added, with a cutout in the centre of a section, a centre mechanism and bars run to both tracks. Where an opener is fitted, the new lock is set up so the two are coordinated from day one.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 58 in 100 homes · older homes
  • About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.Where houses are older, the garage often sits beside the house rather than beneath a bedroom, so noise is a smaller concern and durability a larger one. Heavy-duty rollers, a properly sized torsion spring and cold-rated lubricant make an old door dependable for years.
  • Single-detached houses make up about 23% of homes in Toronto (2021 Census).Apartment and condo buildings often have a single heavy door protecting the whole parking level, and when it stops, everyone is affected. We prioritise these calls, carry commercial operator parts, and set up a maintenance interval matched to the number of cycles the door sees each day.
