Springs Openers Doors

Garage Doors in Armour HeightsOriginal door.
Still worth keeping.

Plenty of houses in Armour Heights still open the wood or early steel door they were built with, often on extension springs. Those doors deserve a technician who knows them: how to true a sagging section, add safety cables, replace worn pulleys, and bring the hardware up to date without losing the look of the house.

How a visit goes

Noise is usually the first complaint and the easiest to trace. Steel rollers rumbling, hinges squeaking, a chain slapping the rail, panels rattling against loose hardware.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 58 in 100 homes · older homes
  • About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.Where most houses were built a generation or more ago, a good share of garage doors are still the originals: wood or early steel sections on extension springs. Those doors respond well to fresh pulleys, safety cables and a careful balance, and the technician carries the parts for them.
  • Single-detached houses make up about 23% of homes in Toronto (2021 Census).Townhouses built in rows tend to have identical doors from the same builder, so when springs and openers age they do so together along the street. Owners often arrange service for several doors at once, and we can plan a single visit that covers the row.

Asked and answered

Our shop's overhead door was hit by a delivery vehicle. Is this the same service?

Yes, with the extra weight and size of a commercial door taken into account. The door is secured, the impact damage to sections, track and brackets is assessed, and the reset is paired with whatever track or hardware replacement the strike requires. Because the opening usually needs to be secured before the premises can close for the night, tell the technician when you call so the right track profile and rollers arrive with them.

What information helps when I book?

The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.

Will new holes have to be cut in the track?

Rarely. The slots are already there on most tracks, and a bar that misses one is usually a sign the door or a guide has moved. Restoring the door's closed position and resetting the guide brings the bar back to the existing slot. A new slot is punched only when a lock is added to a door that never had one, or an old slot is badly damaged.

Why is the horizontal track sagging?

The horizontal run hangs from the ceiling on back hangs of perforated angle, and it sags when a hanger bends, its screws pull out of a joist, or it was only ever fixed into drywall. A sagging hanger droops that run out of level or its intended pitch. The fix is a straight or new hanger screwed into solid framing, with the run set to the manufacturer's specified pitch and matched to its partner; a door that drifts back toward the opening once raised is a separate, balance-related symptom.
