Garage Door Manual Lock Repair

Many lock complaints turn out to be door complaints. The bar on a slide lock or a T-handle has to land in a small slot, and it only gets there if the door stops exactly where it stopped when the lock was fitted. A floor that has heaved, a track bracket that has loosened, a bottom seal that has flattened, or ice under the door all shift that landing point.   1. Scene 1

    Closing the door by hand first

    Before the lock is touched, the opener is disconnected and the door is lowered by hand until it rests on the floor. The technician checks that both bottom corners meet the concrete, that the top section sits flat against the header, and that the door is level across its width. Then the bar is sighted against its slot. If the two are out of step, the reason is looked for in the door: a settled slab, a loosened track bracket, a compressed bottom seal, snow or ice at the threshold, or an opener limit set to stop the door short. Sorting the door out first keeps a good lock from being replaced for a fault that lives elsewhere.

    Lining the bar up with its slot

    When door position is the cause, the fix goes to the door, not the lock. Track brackets that have loosened are tightened so the vertical track sits plumb and at the correct distance from the door. If the opener's down limit stops the door a little high, the limit is reset so the door rests on the floor. Bar guides are then repositioned or shimmed so each bar meets the centre of its slot with the door shut, and the slot is dressed with a file if a burr has formed. Only where a slot is genuinely in the wrong place is a new one punched, with the old one left clean.

    A lock with a clean throw and a clear release

    The finished lock feels definite. The slide bolt or handle moves with light effort, stops with a click as the bar seats in the track, and comes back just as readily. With the door shut and locked, a push from outside meets solid resistance at both sides rather than a wobble on one. Released, both bars sit back behind the track edge so the door rises with nothing to catch. The outside handle turns without rocking and the key goes in and out without a wiggle. Before leaving, the technician has you operate the lock yourself from inside and out, so the action is familiar and any stiffness is dealt with while the tools are still on the floor.

Will new holes have to be cut in the track?

Rarely. The slots are already there on most tracks, and a bar that misses one is usually a sign the door or a guide has moved. Restoring the door's closed position and resetting the guide brings the bar back to the existing slot. A new slot is punched only when a lock is added to a door that never had one, or an old slot is badly damaged.

Why does my slide lock stop short of the hole in the track?

Because the door is not resting where it rested when the lock was fitted. A heaved or settled slab, a loosened track bracket, a flattened bottom seal, packed snow at the threshold or an opener limit set a little high all move the door a few millimetres, and a few millimetres is all it takes. The technician corrects the door's closed position or resets the guide so the bar finds its slot again.

Can a manual lock be added to a door that never had one?

Yes. An inside slide bolt is the simplest addition: it fixes to the door's edge stile and a slot is punched in the track to receive it. A keyed T-handle can also be added, with a cutout in the centre of a section, a centre mechanism and bars run to both tracks. Where an opener is fitted, the new lock is set up so the two are coordinated from day one.
